1701 & 1703 Newning

1701 and 1703 are located a couple blocks from the bustling South Congress between Annie and Mary streets. Newning is a interesting street that winds through the neighborhood with the topography and these extra deep sloping lots are located along a curve which opens the views to downtown. Each house has been designed individually to take advantage of the unique aspects of each site and gracefully mediate between the existing Oak trees. The two houses dance in unison and are shifted to provide private outdoor spaces individually with staggered roof decks. The pool of 1701 forms a dramatic entry courtyard that is engaging while the 1703 pool shares its unique form with the surrounding tree protection areas.

1401 South 6th

At 1401, transparent slivers of space lace through majestic Oak trees that march down this gently sloping site toward West BOULDIN Creek. The living spaces are raised into these treetops for privacy and to provide views into the open space. The occasional sound of the train adds yet another romantic element to this unique place. Generous outdoor living spaces and the pool define shaded north-facing courtyards and porches for protection from the Texas Sun.
